Service overview
Pitched roof re-covers in slate and tile, flat roof replacements in felt / EPDM / GRP, extension and dormer roofing, chimney flashing and leadwork, gutter and fascia replacement, and roof-space insulation upgrades.
Homeowners with an aging roof, buyers whose survey has flagged the roof, landlords needing a warrantied re-cover before letting, and clients on renovation and extension projects.
Slipped or missing tiles, sagging ridges, damp patches on upstairs ceilings, failed felt on garages and dormers, blocked or ice-damaged gutters, or a survey report flagging the roof at property purchase.
Roofing failures don't stay on the roof, water finds joists, plasterboard, insulation and electrics. A properly detailed roof lasts 40+ years; a badly detailed one leaks inside 5.
The cost of getting it wrong
The roof is the most weather-exposed part of the building. Corners cut here become interior repairs five to ten years later.
If ignored
Water damage tracks inward
A single slipped tile or failed flashing can drip onto ceilings, insulation, electrics and eventually joists, a small repair becomes a full loft rebuild.
Failed flat roofs = wet ceilings
Cheap felt on dormers and garages fails inside 5 years. EPDM or GRP done properly lasts 25+.
Poor leadwork = chimney leaks
Mortar flashings instead of proper lead soakers and cover flashings around chimneys are the #1 cause of chimney-breast damp.
Missing ventilation = condensation
Modern roof insulation without proper eaves ventilation causes condensation on the underside of the roof, mould, dry rot, wet insulation.
Common mistakes
Torch-on felt on domestic dormers
Torch-on is a specialist product often mis-applied on domestic jobs. EPDM or GRP is safer, longer-lasting and warrantied.
Mortar-only flashings
Sand-and-cement flashings around chimneys and pitch changes are cheap and fail fast. Proper lead work costs more once, lasts decades.
Skipping the ventilation upgrade
Adding insulation without upgrading eaves and ridge ventilation traps moisture. The insulation quickly becomes worthless.

Materials & methods
The right roof covering depends on the property's period, pitch and any conservation-area constraints. Here's the range we work in.
Full pitched roof re-cover
Strip existing tiles / slates, replace underlay, batten to BS 5534, re-tile / re-slate. Typically 5-10 days on site.
Flat roof replacement
EPDM or GRP flat roof replacement on garages, dormers or rear extensions. Warrantied system.
Dormer roof & window
New dormer roofs as part of a loft conversion, or replacement of failing existing dormers.
Chimney flashings & repointing
Lead cover flashings, soakers and repointing to stop chimney-breast damp.
Gutter & fascia renewal
Aluminium or PVC gutters, fascias and soffits replaced with correct falls and downpipe runs.
We work on Victorian and Edwardian terraces (with heritage-appropriate slate and clay), 1930s semis, mansion-block dormer works (with landlord consent) and modern new-builds.
Every roof is quoted after a survey. A re-cover on a 3-bed terrace is a different job to a full replacement on a 5-bed semi with dormers, you'll have an itemised written quote back inside the same week.
A typical pitched re-cover on a 3-4 bed London property runs 5-10 days including scaffold up and down. Flat roofs (dormers, garages) are usually 2-4 days.
Yes, EPDM rubber and GRP fibreglass, both installed by manufacturer-trained installers with system warranties.
