Service overview

A bathroom fit, handled end-to-end by one team

What it is

A full bathroom installation covers everything from strip-out through first-fix plumbing and electrics, waterproofing, tiling, fixture installation, sealing, decoration and final testing. We handle the entire scope in-house so nothing gets lost between trades, the plumber, tiler, electrician and decorator you meet on day one are the same faces on handover day.

Who it's for

Homeowners refitting a tired family bathroom, landlords upgrading a rental to command a higher rent, and buyers renovating a newly-purchased London property before moving in. If you want one accountable point of contact instead of managing four separate trades, this is built for you.

When you need it

Most owners call us when tiles are cracking, grout is failing, the suite dates the property, a leak has been ignored for too long, or a rear extension has changed the floor plan. If any of that sounds familiar, a fresh install almost always costs less than piecemeal repairs across the next 24 months.

Why professional matters

A bathroom is the most punished room in the house, every joint, seal and substrate is under water pressure daily. Getting the hidden layers right (fall on the tray, tanking behind tiles, bonding on notifiable circuits) is what separates a bathroom that lasts 15 years from one that leaks into the kitchen ceiling inside two.

The cost of getting it wrong

What a poor bathroom fit actually costs you

The visible finish is only 20% of the job. The other 80% is what happens behind the tiles, and it's where under-priced installations quietly fail.

If ignored

  • Hidden leaks rot joists

A failed silicone bead or a badly bonded waste pipe can drip into the floor void for months before it shows on a downstairs ceiling. By then you're replacing joists, plaster and often the ceiling below.

  • Failed tanking = full re-tile

If a wet room floor isn't tanked properly, the only fix is to strip the tiles, tank correctly and re-lay. You end up paying for the same room twice.

  • Unsafe electrics fail insurance

Bathroom electrics are notifiable (Part P). Work signed off by a non-registered installer can void your home insurance and complicate a future sale.

  • Wrong falls, standing water

A shower tray or wet floor without a correct fall traps water, breeds mould in grout lines and damages surrounding cabinetry inside 12 months.

Common mistakes

  • Buying on day-rate, not fixed price

Day-rate jobs drift. Two extra weeks on site is normal, and the invoice at the end is the one you were trying to avoid.

  • Splitting trades to save money

Splitting plumber, tiler and electrician across three separate quotes almost always ends in blame-shifting when something doesn't line up. One accountable team costs less over the full job.

  • Skipping the survey

Quotes given over WhatsApp photos miss soil-stack runs, joist directions and boiler capacity, the three things that most often blow a budget mid-install.

How it works

A step-by-step system,
not a guess.

  1. 01

    Step 1

    Free local survey

We visit, measure up, check soil-stack access, joist direction and boiler capacity, and listen to what you actually want the room to do.

  2. 02

    Step 2

    Fixed written quote

A detailed, itemised quote back inside the same week, scope, materials allowance, timeline and staged milestone payments.

  3. 03

    Step 3

    Strip-out & first fix

Old suite removed, waste and supply runs adjusted, notifiable electrics installed and tested, walls prepared for tanking.

  4. 04

    Step 4

    Tanking, tiling & second fix

Waterproofing to Part G / BS 5385, tiling with correct falls, suite and brassware installed, decoration completed.

  5. 05

    Step 5

    Sign-off & 12-month guarantee

Pressure tested, electrics certified, snag-free handover, and a 12-month workmanship guarantee in writing.

What you actually get

Concrete outcomes,
not adjectives.

Certified electrics

NICEIC-registered partners issue the Part P certificate insurers and buyers ask for.

Delivered on schedule

PRINCE2-managed schedule with weekly progress updates from the founder himself.

One accountable crew

Settled team of 3-5 tradespeople, no faceless subbies rotating through your home.

12-month guarantee in writing

Something's off after handover, we come back and put it right at no cost.

Materials & methods

Materials, methods & variations we install

Every London bathroom sits in a different property, a Georgian townhouse in Hampstead, a mansion-block flat in Bayswater and a new-build in Ealing all need different substrates, waste routing and boiler capacity. Here's the range we work in.

Materials we work with

  • Porcelain, ceramic and natural-stone tiling to BS 5385
  • Schlüter-Kerdi and similar tanking membranes for wet rooms
  • Concealed and exposed brassware (Grohe, Hansgrohe, Crosswater and equivalents)
  • Rimless WCs, wall-hung frames and concealed cisterns (Geberit / TECE)
  • Low-profile shower trays, walk-in enclosures and frameless glass
  • Under-tile electric and low-profile hydronic underfloor heating
  • Chrome, brushed brass and matte-black towel rails / heated radiators
  • Anti-fog mirrors, illuminated cabinets and demister pads

Methods & standards

  • Full tanking behind tile in all wet zones (walls and floors)
  • Correct falls to gullies and shower trays (min 1:80 to waste)
  • Notifiable electrics installed to BS 7671 and Part P certified
  • Gas Safe registered engineer for any boiler / gas relocation
  • Pressure and hot-water flow testing before handover
  • Silicone renewal quoted separately at year 5 as good practice

Variations of this service

Walk-in wet room

Fully tanked floor, tiled-in shower area, linear drain. Requires joist survey to confirm fall depth.

Luxury master ensuite

Freestanding tub, twin vanities, walk-in shower, underfloor heating, feature stone or large-format porcelain.

Pumped waste (Saniflo / equivalent), macerator or new soil stack routing, low-height suite selection.

Property types & settings

We install into Victorian and Edwardian terraces, mansion-block flats (with all the leaseholder consents that entails), 1930s semis, Georgian townhouses and modern new-builds. Commercial work, small hotel suites, boutique gym showers, restaurant staff facilities, is handled by the same team under our commercial fit-out service.

Every bathroom is quoted on a fixed-price basis after a free survey. A straight like-for-like family bathroom refit is a different job to a full wet room strip-out with joist adjustments, so we never quote from photos. You'll have an itemised written quote back inside the same week.

A standard family bathroom runs 2-3 weeks on site from strip-out to handover. Wet rooms and larger master ensuites are typically 3-4 weeks. The schedule is agreed with you in writing before we start and updated weekly.

Yes. Plumbing, tiling, carpentry and decoration are done by our own team. Notifiable electrics are installed and Part P certified through our NICEIC-registered partners, and any gas work is carried out by a Gas Safe registered engineer on our team.

Yes. Loft bathrooms usually need a pumped waste and a joist survey to confirm fall depth. Basements need a decent look at existing drainage and, in some cases, a sump pump. Both are quoted at the survey stage so there are no surprises later.

Every install carries our 12-month workmanship guarantee in writing. If anything falls short of the agreed scope inside that period we come back and put it right at no cost to you.

Yes, Gas Safe registered, £1,000,000 public and employer's liability insurance, Constructionline Gold and CHAS accredited. Electrical sign-off is provided via our NICEIC partners.

The hidden layers (tanking, falls, first-fix plumbing) should last the life of the property. Grout and silicone are consumables, expect to renew silicone around year 5 and re-grout as needed at year 10.

We work throughout North and West London, including St John's Wood, Paddington, Kensington, Bayswater, Regents Park, Hampstead, Hammersmith, Chiswick and Ealing Broadway. Local surveys are free.

For a like-for-like refit, usually not. For a new bathroom in a new location (loft, basement or extension) or notifiable electrics, yes, we arrange that sign-off as part of the job.
