A refurbishment covers targeted works to bring a property up to a higher standard, replastering, redecoration, flooring, kitchen and bathroom upgrades, electrical and plumbing improvements, and small structural changes. Less scope than a full renovation, more scope than a redecoration.

Light refurb / redecoration
Replaster, redecorate, flooring, minor kitchen and bathroom improvements. Typically 1-2 weeks.
Buy-to-let turnaround
Full turnaround between tenants, new kitchen and bathroom, redecoration, EICR-safe electrics. Typically 2-4 weeks.
Whole-flat refurbishment
Full strip and refurbishment, new kitchen, bathroom, floors, electrics and decoration throughout. Typically 4-8 weeks.
Pre-sale refurb
Targeted spend on the two rooms buyers price on, kitchen and main bathroom, plus decoration and floors. Typically 2-4 weeks.
HMO conversion prep
Fire-door upgrades, lock changes, kitchen conversion and en-suite additions where compliant with local HMO licensing.
